Why it matters

Why does a dryer vent need cleaning?

Lint escapes the trap on every load and settles in the duct. As the run narrows, the dryer works longer and hotter to move the same air. That is where both the fire risk and the higher electric bill come from — the U.S. Fire Administration attributes roughly 2,900 home dryer fires a year to failure to clean.

Cape houses make it worse than average. Long duct runs to an exterior wall, salt air working on the hood, crawlspaces where flex hose was never meant to go, and vents that birds and rodents treat as shelter. Once a year is the right interval for most homes, twice for a busy household.

How much does dryer vent cleaning cost on Cape Cod?

A Basic Clean is $245 and a Premium Clean is $275. The Premium adds a full inspection of the duct and termination and a measured airflow test before and after. A vent run longer than 25 feet adds $40, and replacing a failed exterior termination is $225. Pricing is flat and confirmed before any work starts.

How often should a dryer vent be cleaned?

Once a year for a typical household, and twice a year if you run more than about five loads a week, dry pet bedding, or have a duct run longer than 25 feet. Vents on Cape Cod tend to need it more often than average because the runs are long and the exterior hoods take salt air.

How do I know if my dryer vent needs cleaning?

The clearest sign is clothes still being damp after a full cycle. Others are a laundry room that gets hot while the dryer runs, a burning or musty smell, and an exterior hood flap that no longer swings open when the dryer is on. Any of those means the run is restricted.

How long does a dryer vent cleaning take?

About an hour for most single-family homes. Longer runs, second and third floor laundry rooms, and vents that need a ladder take somewhat longer, which is why we ask about those when you book.

Can a dryer vent have a screen or cage on the outside?

No. The International Mechanical Code (IMC 504) prohibits screens at a dryer vent termination, because lint catches on the mesh and blocks the outlet. If we find a screened cap we will tell you, and replacing it with a proper flapped hood is a flat $225.

Do you work with condo associations and rental properties?

Yes. Commercial and condo association work is priced per unit at $200 with a minimum of ten cleanings, or $190 per unit on a yearly contract. We invoice per building so there is nothing to chase between units.

What towns on Cape Cod do you serve?

All of them. We cover Barnstable, Bourne, Brewster, Chatham, Dennis, Eastham, Falmouth, Harwich, Hyannis, Mashpee, Orleans, Sandwich, Truro, Wellfleet, and Yarmouth. We are based in Brewster.

Do I have to pay when I book?

No. Nothing is charged at booking. You choose how to pay when you book — card, cash, or Venmo. If you pay by card it is saved securely and charged only after the work is finished, with a receipt emailed automatically. Cash and Venmo are settled with us on the day.
