How a building actually runs
We schedule the building as one job rather than as a list of appointments. That means a block of time on one or two days, the units worked through in order, and one point of contact rather than each resident arranging their own slot — which is the part that otherwise turns a forty-unit building into forty phone calls.
Terminations are checked from outside as we go. On Cape buildings that is where most of the findings are: salt air seizes the hood flaps, and a row of units built at the same time tends to have the same hood at the same stage of failing.
What the board gets
- One invoice per building, with the units itemised on it.
- A record of what was found, unit by unit, including anything out of spec.
- Airflow readings before and after, and photographs, where the Premium Clean is applied.
- A flat quoted price agreed before the work, not an estimate that moves.
Why associations end up doing this
Usually one of three reasons: an insurer or management company has asked for it, a resident has complained that their dryer takes three cycles, or somebody has read that the U.S. Fire Administration attributes roughly 2,900 home dryer fires a year to failure to clean and would rather it were on the record that the building acted.

Questions from boards and managers
How does condo association and commercial pricing work?
Wholesale pricing is $200 per unit with a minimum of ten cleanings, or $190 per unit on a yearly contract. We schedule buildings together, work through units in a block, and invoice per building rather than per unit so there is one document to approve.
What counts towards the ten-unit minimum?
Cleanings, not buildings. Ten units across three small buildings in the same association is the same as ten in one, provided they are scheduled together — the minimum exists because the price reflects doing them in a block rather than as ten separate visits.
Do you need access to every unit on the day?
For the dryer end, yes. Terminations we can reach from outside. In practice the units that cannot be accessed on the day are the reason a building takes two visits, so it is worth giving residents notice — we can supply the wording if that helps.
Can we get documentation for the association records?
Yes. The Premium Clean adds a comprehensive inspection, airflow measured before and after, and before and after photos, which is what most boards want on file. It can be applied to a whole building or to specific units.
How is it invoiced?
Per building, not per unit. One invoice with the units itemised on it, so there is a single document to approve and a single payment to make, and the detail is still there if somebody asks.
Do you work with summer rental portfolios?
Yes, and the timing matters more than for a year-round building. A rental dryer sits idle for months and then runs several loads a day with towels and bedding, with nobody in the house who would notice a cycle taking twice as long. Cleaning at the start of the season is worth more than a fixed calendar date.
